A summary of the terms that apply to whole-property buyout reservations.
- Reservation & Payment. A reservation is confirmed once a simple contract is signed electronically and the full stay rate is paid. The $250 cleaning fee, $210 in hotel taxes, and $1,000 refundable security deposit are due two weeks before check-in. Rates shown are introductory and apply to weeknight bookings made by 12/31/26, valid for stays in 2026 and 2027.
- Security Deposit. The $1,000 refundable security deposit is returned after checkout, less any deductions for damage, excess cleaning, missing items, or violations of house rules or occupancy limits.
- Occupancy Limit. Maximum occupancy in the second-floor lodging area is 16 guests. For the main-floor gathering space, a maximum of 85 people can be approved for an event.
- Cancellation & Changes. Once your reservation is booked and paid, it is nonrefundable — booking your date means we turn away other inquiries for that day.
- Conduct & Noise. Guests are responsible for the conduct of their group and guests. Quiet hours and neighborhood noise ordinances apply.
- Damage & Liability. The reserving guest is financially responsible for any damage to the property, furnishings, or common spaces during the stay. A special event policy is required for weekend/event bookings; further details will be provided at the time of booking.
- Pickleball Court Use. The private on-site court is available exclusively to registered guests during their stay. Guests play at their own risk; equipment should be used as intended, and the court is available during posted/agreed hours.
